FDA purchased this once vacant lot in 1999. A blight second empire building once occupied the site and was demolished. After several community meetings, construction broke ground in the spring of 2008. FDA developed the lot into 3, brand new townhouses where occupants live and work in their spaces. HammerMann Designwerks designed the homes and TEAM Construction was the contractor.

This site is part of the land parcel for 5408-14 Penn Historic Townhouses.  The prior structures were demolished in 2001.  Currently, FDA is in the pre-development phase for five townhouse units.

Friendship Development Associates in conjunction with Affirmative Investments, Presbyterian Senior Care and Housing Authority of the City of Pittsburgh has brought to the Penn Avenue Arts corridor beautiful new and unique spaces.  This former Eat ‘n Park site is an exciting new addition to Penn Avenue and was designed by Rothschild Doyno Architects and contracted by Mistick Construction.  The first floor is made up of over 7,500 square feet of retail space while the upper floors feature 60 units of elderly housing.  Retail bays feature 12′-20’ high ceilings, complete glass facades with southern exposure, and free parking.   Each retail space includes separate utilities and heating/cooling units.

Penn Fairmont is the first phase of a two part multi-million dollar project with the second phase being the Glass Lofts, a beautiful glass structure with 18 for-sale lofts, artist studios and office and restaurant space.  The entire project is the product of an extensive community process that, for the first time, united the interests of multiple groups and the constituents they represent.  Through a series of community meetings, project planners learned that community members wanted senior housing, a restaurant, retail/office space, and for-sale condos, as well as adequate parking and green space.  The project undoubtedly reflects all these aspects.

As part of the Penn Avenue Arts Initiative\’s (PAAI) original 16 building strategy, the Bloomfield Garfield Corporation acquired 5115-17 Penn Avenue and sold it to Loysen Kreuthmeier Architects.  Loysen Kreuthmeier renovated the building to include first floor office space with two loft apartments on the second and third floors.  Loysen Kreuthmeier received a grant from the PAAI Artist Loan and Grant Fund and renovated the facade and adjacent courtyard.

As part of the Penn Avenue Arts Initiative’s (PAAI) original 16 building strategy, FDA acquired 5015 Penn Avenue and sold it to artist Jason Sauer in 2006.  Sauer renovated the building to include first floor studio space and living space on the second and third floors.  In 2007, Sauer received a grant from PAAI’s Artist Loan and Grant Fund and renovated the facade.  On September 7, 2007 as part of Unblurred, Most Wanted Fine Art held its grand opening.

FDA acquired these four units of housing attached to a former nuisance bar on Penn Avenue.  The storefront is now home to the Quiet Storm Coffeehouse.  The exterior of the building was cleaned and painted and the four interior units were renovated into three apartments.  These apartments are completely air conditioned, include all hardwood floors, all new appliances, brand new bathrooms with all new fixtures and ceramic tile, new thermo windows, and are currently fully leased.  FDA hired Tai Lee architects and Team Construction for the project.

In 2000, FDA acquired this former nuisance bar with four units of housing attached.  Shortly after FDA bought the building, they began to negotiate with a Friendship resident who was interested in opening up a coffeehouse.  FDA rented the space to the resident who put many hours of seat equity into the rehabilitation of the space.  Quiet Storm Coffeehouse opened in 2001 at 5430 Penn Avenue and in 2003 underwent a facade renovation.  The apartment above the Quiet Storm is rented out to tenants who often put their artistic creativity to work and improve the space.  The four units attached to the property (102 S. Graham Street) were recently renovated into three rental units and completed in 2006.

This property is the district’s only historic landmark which was saved from demolition by nearby neighbors.  In 1995, the property was purchased by Friendship Development Associates and the Bloomfield-Garfield Corporation as a joint venture partnership to convert the townhouses into rental housing.  The project was completed in three phases.  In 2000, the partnership completed the renovation of 5408 Penn Avenue into a four-bedroom unit. 5410 Penn Avenue was then renovated into a three-bedroom unit.  The partnership completed the renovation of 5412 and 5414 Penn Avenue into four units and leased all units of 5408-14 Penn Avenue to renters whose incomes were less than 80% of the Median in 2003.
